Fees list :
FULL MANAGEMENT
FULL MANAGEMENT: 10% of monthly rent (plus VAT) INCLUDES:
• Full advertising; conduct viewings; prepare inventory (see fees below); reference & credit check applicants
• Agree tenancy terms and prepare tenancy documentation
• Collect and remit the monthly rent received
• Pursue non-payment of rent and provide advice on rent arrears actions
• Deduct commission and other works
• Advise all relevant utility providers of changes
• Undertake two inspection visits per annum and notify landlord of the outcome
• Arrange routine repairs and instruct approved contractors
Early termination of full management service 10% of annual rent plus VAT (see Agreement for the provision of Residential Management)
LET ONLY
LET ONLY: 100% of first months' rent (plus VAT) INCLUDES:
- Subject to a minimum fee of £450 +vat)
- Full advertising; conduct viewings; prepare inventory (see fees below); reference & credit check applicants
- Agree tenancy terms and prepare tenancy documentation
- Collect and remit initial months’ rent received and deduct any pre-tenancy invoices
- Agree collection of any shortfall and payment method
- Provide tenant with method of payment
Withdrawal fee before letting £100.00 plus VAT (full management or let only) (see Agreement for the provision of Residential Management)
ADDITIONAL LANDLORD FEES - included in FULL MANAGEMENT fee (unless stated) but chargeable for LET ONLY landlords
Deposit Registration Fee: £40.00 (plus VAT) per registration (renewal)
• Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme and provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Inventory Fee
• Unfurnished £50.00 plus VAT
• Furnished £150.00 plus VAT (also chargeable under full management)
Additional property visits: £25.00 (plus VAT)
• To attend for specific requests; or if more visits are required to monitor the tenancy; or any maintenance-linked visit
Renewal Fee £80.00 (inc VAT)
• Rent review, contract negotiation, amending and updating terms and arranging a further tenancy agreement
